Mortgage Rates Rise Following Following Fed Statement, Not Necessarily Because Of It

Mortgage rates moved higher today for the first time in nearly two weeks. Although the changes in lenders' rate sheets versus yesterday were largely a factor of late-day market gyrations that followed the afternoon's FOMC Announcement and Press Conference, the weakness in bond markets wasn't directly linked to any of the FOMC Headlines or any particular question/answer from Bernanke's press conference. In the grand scheme of things, the movement was small, but just enough relative to the day's flat...

Mortgage Rates See Biggest Drop in Over Three Weeks

Mortgage rates moved lower today at their fastest pace since February 25th's Italian election stalemate. Today's move is also bigger than the entire week of sideways-to-slightly-lower rates last week. That said, the first week of March (the one that included the Employment data), is sort of a dividing line in 2013's general trend toward higher rates. Everything before that Thursday is lower, everything after is higher, and today's big move brings us right back to that dividing line. That means a...

Mortgage Rates Struggle To Improve Despite Bond Market Strength

Mortgage rates are mixed to lower today, but some lenders are still in worse shape than yesterday afternoon's latest offerings. This stratification around unchanged levels belies the day-over-day changes in bond markets, including the mortgage-backed-securities (MBS) that most directly influence mortgage rates. That said, a few lenders did release positively revised rate sheets in the afternoon after a day of steady improvement in MBS. Best-Execution is still at 3.75% with 3.625% still viable for...

Mortgage Rates Vary By Lender After Friday's Rout

Mortgage rates are very slightly lower in many cases after surging on Friday to the highest levels in nearly 10 months. That said, some lenders continued higher today while others were essentially flat. Overall, the average Best-Execution rate is moderately lower today, but very close to Friday's latest levels. That means that the shift from 3.625 to 3.75% continues to be supported so far this week. 3.75% is the highest best-execution rate we've recorded since May of 2012. ( What is A Best-Execution...

Mortgage Rates Close To Multi-Month Highs Ahead Of Important Jobs Data

Mortgage rates moved relentlessly higher for the fourth straight day on Thursday, bringing them close to the seven month highs last seen in mid-February. This comes as the result of some of the big-ticket market moving events markets have been waiting for this week, particularly the European Central Bank President's press conference as well as stronger than expected Jobless Claims data. Best-Execution for 30yr Fixed, Conventional loans is once again edging up to levels where 3.75% becomes a consideration...

Mortgage Rates Unchanged To Slightly Higher To Begin Week

Mortgage rates moved slightly higher in most cases on Monday, though some lenders were essentially unchanged from Friday's latest offerings. Despite the moderate weakness, with the exception of Friday, today's rates are in line with February lows, though the range has been narrow. 3.625% continues to be the most prevalent Best-Execution rate with reasonably priced "buy-downs" for those interested in paying more upfront cost in exchange for lower rate. ( What is A Best-Execution Mortgage Rate? ) If...

Mortgage Rates Aggressively Flat To End The Month

Mortgage rates are even more sharply unchanged today than they were yesterday, which at least saw some consensus toward strength in the morning and weakness in the afternoon. In contrast, today's movements in the secondary mortgage market were completely flat (relative to their average range of motion). This left nearly all lenders at liberty to put out one rate sheet in the morning and call it a day. As such, 3.625% best-execution is unchanged, as are the average costs associated with that rate...

Mortgage Rates Inch To New 7 Month Highs

Mortgage rates avoided the larger-scale swings that they might have considering the important data on tap today. Instead, they merely began the day just barely into their worst levels in about 7 months (depends on the lender, some are improved, others unchanged) and, for the most part, stayed right there despite a good bit of volatility surrounding today's big new. While many lenders are still at 3.625% in terms of Best-Execution for 30yr Fixed, Conventional Loans, 3.75% is increasingly prevalent...

Mortgage Rates Unchanged To Slightly Higher Heading Into 3-Day Weekend

Mortgage rates moved modestly higher for some lenders today, while others remained closer to unchanged territory. Following Wednesday's swing to 6-month highs, this leaves the average rate sheet somewhere between there and yesterday's. In terms of the actual interest rate, 3.625% remains as the most prevalent "best-execution" rate, with relatively small adjustments in costs vs yesterday. Market movements during US trading hours have been relatively subdued for mortgage-backed-securities, or "MBS...

Mortgage Rates Sideways To Slightly Higher

Mortgage rates began the day in decent territory, with most lenders unchanged to slightly lower in cost vs yesterday. Trading in Mortgage-backed-securities, which had already pulled back from their better levels late in the morning, took a sharper turn for the worse in the afternoon, prompting several lenders to recall rate sheets for a negative reprice. While the changes don't impact the prevailing best-execution rate of 3.625%, they do make for slightly higher borrowing costs on average. That said...
